Munson-Smith Motors, Inc. (hereinafter referred to as Munson-Smith) rented a used-car lot from Aro Glass & Upholstery Co. (hereinafter referred to as Aro) on premises adjacent to Aros business. The parties entered into a 3-year written lease on July 23, 1970. The term of the lease commenced on August 1, 1970, and was scheduled to terminate on August 1, 1973. The rent was $800 per month.
